I'm looking for a place to rent, what do I need to do first?
As a tenant, the first thing to do is create a list of your monthly income and expenditure so that you can get a realistic idea of what you are able to afford on rent. We also advise all of our tenants to draw up a list of property requirements which we can discuss with you to help create a property profile. We then use this information to help us find the right home for you.
I've found a place to rent what happens next?
Following on from viewing a property to deciding it's right for you, it is then time to make sure you have all the necessary paperwork completed for your letting agent and landlord. If they haven't already done so, the letting agent will ask you to sign a Tenancy Fee Declaration form which lists the services they will provide and the fees expected from you. Your references and any guarantor information will also need to be obtained.
What ID will I need to provide?
Personal identification is required by all letting agents. We will need proof of residency (such as a utility or council tax bill from the last 3 months) and proof of ID (such as a passport or driving licence). If you cannot produce these documents then speak to your letting agent to find out if any alternative documentation will be satisfactory.
Do I need to pay a deposit?
Most letting agents will require a deposit, this is held by either the landlord, agent or a tenancy deposit scheme (ask your agent for more information about this). In the event of any damage to the property during the tenancy (which is not considered normal wear and tear), the landlord may be eligible to retain the deposit to cover any costs of repair.
