How much is my house worth?
The valuation of a property will be determined by a number of different factors. Size, style of property, number of bedrooms and bathrooms, location, condition of property and more. You can obtain a free valuation from an accredited estate agent or you can use online calculators, although this can be more time consuming and potentially not as accurate. An estate agent will be familiar with current market conditions and may have sold similar properties within the local area.
Will I be tied into a seller contract?
Most estate agents will have a standard contract length which they should explain to you before you agree to sell with them. Make sure you ask for full information about contract length, fees involved and obtain a copy of their sales terms before committing to a contract. Our contract length is 12 weeks which is shorter than most high street agents, giving you more flexibility with your sale.
What do I need to do before viewings?
We always advise that you make sure your property is presentable for viewings. Your home ideally will be warm, clean, clutter-free, smelling fresh. Don't forget that buyers may occasionally like to look in wardrobes and cupboards, so it's not a good idea to hide things in places that a buyer may look. We will always advise you about any areas of your home or garden that need basic improvement to help with the saleability of your home. We aim to keep things simple and will always suggest free or cost effective ways of doing this if required.
An offer has been made but I haven't found a new home
Don't panic! You still have time to search for a property and put in an offer. Your buyers may be happy to work with your timescales, so it is important to keep the lines of communication open with your estate agents and buyers on your position. Consider moving into a rental property or staying with friends or family whilst you continue your search and improve your position as a buyer being chain free. Whatever you decide, it is important to remember that even after accepting the offer, a sale takes on average 8-12 weeks which is a reasonable timescale to find a new home.
